At Rezide the building process begins long before the foundation is poured. As you move from dream to design to building your new home, we will guide you every step of the way. Our number one goal is your enjoyment and building a relationship with you that lasts. Below is our roadmap to success.

INITIAL CONSULTATION
At the initial consultation we will discuss the scope of your new home, budget, and the feasibility. Begin to think about how much you can afford to spend and size and style of home you want. If necessary, begin to arrange financing for your mortgage or construction loan.
LOCATION
When designing a new custom home – the land choice is key. While it is technically possible to put just about any home on a lot – it can be one of the easiest ways to spend extra money. Proper lot fit is key when designing a home that lives well and builds efficiently.
DESIGN PHASE
Our team works hand in hand with you to create a home design that fits your lot, is on budget, and you can be proud of. This will consists of multiple meets where we will assist with the design of your new home based on the layout of your lot, your needs, your wants, and your budget. We expect 3 to 5 meetings before signing off on an approved floor plan.
COST, CONTRACT AND FINANCING
When designing from the ground up we like to lean on our 35+ years of building experience and historical data to create an initial budget. This allows us to move more quickly through the process upfront and we find this to be quite accurate. As we begin to nail down the design, finish choices, amenities, etc – we can be more concrete in these numbers.
PERMITTING
Now that the sketch plan is finalized and the budget is solidified, we will sign off on the construction drawings, site plan, and submit for the building permit. Once submitted, allow 30 to 60 days for approval depending on municipality. We will begin construction as soon as the permits and your financing are approved.
CONSTRUCTION SCHEDULE
With the permits approved and your financing in place your Building Specialist will develop the construction schedule, which list the dates for the all the tasks for construction and selections. This schedule will be a living document that will adjust based on material and labor availability and weather.
SELECTIONS AND CHANGE ORDERS

Selections: Your selection choices are connected to due dates in the construction schedule. We will provide you with a vendor contact list including showrooms and sales persons you will meet with to make selections. In some cases you may work with our selections coordinator or you may choose to work with one of our outside design professionals. Some selections will be done at the site with your Project Manager.

Walk-through: Certain selections will require you to walk-thru the house with your Project Manager and vendor as listed on construction schedule

Change Orders: You may request changes in the work. Refer to the building contract regarding the policies for change orders.
CUSTOMER SERVICE

Orientation Inspection – Pre-Settlement Inspection #1 Prior to completion, you and our Project Manager will meet at your new home for an orientation and walk-through. 5 to 10 business days prior to completion. The purpose of this meeting is to familiarize you with the features of your new home, how the systems and equipment work, how to properly maintain the various fine finishes, and identify any cosmetic defects that need to be corrected prior to completion.

Correction of Orientation Inspection Punch list – Pre-Settlement Inspection #2 We will make every effort to correct all items on the orientation punch list prior to your move in. Sometimes subcontractors need to be scheduled or back-ordered materials need to be delivered, in which case you should expect completion within 30 business days unless access to your home is difficult to schedule. A follow-up of the first inspection will be scheduled the day before or the day of settlement.

30-Day Service As you settle into your new home, you may discover items that may require customer service. We like to minimize the number of visits our workers make into your home once occupied so we ask that you keep a cumulative list of attention items. This way we can send a person to your home and correct everything at once.

1 -year Service On both 30-day and 1-year service requests, we normally will be able to make all service requests within 15 business days.
